How to compare two pre-construction projects

A plain way to set two GTA launches beside each other without getting lost in brochures.

Compare the home you would buy

Starting prices are a poor comparison. Pull the price of the same kind of home in each project: similar bedrooms, similar size, similar floor if it is a condo. Then add parking, locker, and any capped levies the builder is charging on top.

A cheaper opening price on a smaller plan is not a better buy. Write the price per home you would actually live in.

Then compare the terms

Set the deposit schedules side by side. Set the occupancy estimates side by side. Note whether each home is condominium or freehold, and what fees you will carry. Read the incentive the same way: dollars off, or a credit that disappears if you negotiate the price.

Location is the last column, and it should be specific. Name the intersection, the station or highway you will use, and the school or workplace that matters. “Closer to the city” is not a location.

Keep a third option

Two launches can both be wrong. Keep one resale or one other new project in the set so you can see whether the whole idea still makes sense. If neither new project beats that third option on price, timing, and the way you live, do not register to feel busy.
